    ### We install around your diary

    We work to whoever holds the keys. We can collect from your office, work to a key safe, or meet your inspector on site. One visit, every room, keys back the same day.

## The awkward questions, answered plainly

### Are you going to try to take our landlord?

No. We furnish and style properties. We don't let them, manage them, value them or market them, and we have no interest in doing any of that. We have no letting arm and never will.

### Who does the landlord pay?

Whoever you want. Most agents forward our itemised quote and the landlord pays us directly. Some agents prefer to be invoiced and handle it themselves. Both are fine.

### What if the landlord already has furniture?

Good, and that's the normal case. We don't supply beds, sofas or wardrobes. We supply and install everything that goes on top: bedding, cushions, curtains, artwork, mirrors, lamps, rugs, plants and a kitchen that can actually cook a meal. If a property already has the big items, our job is the layer that makes it look like a home.

### Can you work in an occupied property?

Between tenancies, yes, and that's usually the right window. With a tenant in place it depends on what you need and what they'll agree to. Tell us the situation and we'll tell you honestly whether it's worth doing.

### What does it cost?

It depends on the property, and it's fixed before anything is booked. Send us one property and you'll have a number within 24 hours.

### Do you cover our whole patch?
